• Cancellation: Free cancellation for 48 hours after you book, as long as you book at least 30 days before check-in. After that: cancel 30 or more days before check-in for a full refund, cancel 7 to 30 days before for a 50% refund, and inside 7 days the booking is non-refundable. This matches the policy on our Airbnb listing, so the terms are the same wherever you book. Cancellations come to us in writing and we confirm every one by email, so there is a record on both sides. We recommend travel insurance for anything you cannot afford to lose.
• Payment: Your dates are held when you book. The exact total, including the $500 cleaning fee and Florida tax, is shown in the calendar before you pay. Nothing is added later.
• Damage: Accidents happen. Tell us and we will sort it out. Guests are responsible for damage beyond normal wear, and for excessive cleaning, which is charged to the card on file. Specific charges are itemized in your rental agreement.
• Occupancy: Up to 18 guests. Only the guests on your booking stay overnight. Daytime visitors are welcome, but ChampionsGate does not permit unlisted overnight guests. Overage charges are set out in your rental agreement.
• Check-in & checkout: Check-in from 4:00 PM, checkout by 10:00 AM. Early check-in and late checkout are sometimes possible but never guaranteed. Ask us first. Staying past 10:00 AM without approval is charged at the rate set out in your rental agreement.
• Pool and spa heat: Optional, added at booking, priced per night for the whole stay. The water takes about 24 hours to come up, so it has to be arranged before you arrive. The pool and spa share one heater. Running the spa jets pulls heat off the pool. Florida limits how warm it can be set and we cannot turn it higher. No refunds if the heater fails or the weather works against it.
• A quiet house, no events: These are family homes on a residential street inside a gated community. No parties or events, and no commercial or business use. A gathering with friends inside your guest count is fine, just keep the music down and be mindful of the neighbors late at night and early in the morning. Smoking is not permitted in the villa or on the property; violations are charged per your rental agreement.
• Who’s staying: The lead guest must be 25 or older and is responsible for everyone on the booking. Before arrival we will ask for a photo ID and the driver’s license of anyone driving. ChampionsGate is gated, and the guard needs your names in the system to issue your car pass. It is what makes check-in quick.
